Dear Guests, we think that it is in everyone's interest to share with you our terms and conditions right from the start. So here are our "ten commandments" to make sure everyone knows where they stand and that will help avoid any nasty surprises that could otherwise cloud your holiday.

General conditions

This "general agreement" forms part of the agreement between you, our guests, (as lessee) and us, the married couple Gianni and Walburga Di Carlo (the lessor).

Our Contract

With your reservation you enter into a lease with us over the home selected by you. You can make this reservation by telephone, by e-mail or by post. The contract is in force as soon as we confirm the reservation by post or by e-mail. Special requests and verbal agreements apply as soon as they are confirmed by us in writing. If we should have forgotten something or have made an error let us know immediately, so that we can correct this.


As soon as you receive the booking confirmation a deposit of one third of the total rental price is required. The final payment is due four weeks before arrival. After your final payment you will receive your holiday voucher which is to be handed in to our caretaker on arrival.  In return you get the keys to you holiday home. 

All money transfer expenses must be covered by you.

When you receive the keys, please pay a security deposit of 200 euro. The deposit will be fully reimbursed upon departure once the vacation home has been handed over in good order.


Our contractual agreement for services come from the description of items and services on our website, as well as any direct agreements laid down in writing between us in the booking confirmation. 

In general the following services and prices apply:

The prices published on our website are the daily rate for the specified rental items (houses, cars, etc) in the corresponding price period and for the specified number of occupants. For each additional occupant the indicated price will be added.

The prices include the usual gas-, water- and electricity as well as bed sheets, hand, bath and beach towels. The end of stay housekeeping is charged separately.

Any additional services you might request (e.g. extra cleaning, additional bed clothes, pick-up from the airport or train station) are to be paid separately in situ.

Service and price changes

The service descriptions and published prices are binding and cannot be changed further after the booking confirmation.

Rental period / arrivals and departures / changing the length of your stay

The minimum rental period is usually 7 days.

Unless agreed otherwise you should arrive after 4 pm and leave by 10 am. We request that you phone our caretaker in due time to let him know when you intend to arrive. You will find the corresponding telephone numbers in the documentation we send you.

Should you be unable to arrive on the agreed date (e.g. due to excessive traffic or late flights) the full rental price applies. The same is true should you depart early.

Any extensions of your stay must be discussed with us as early as possible and will depend upon availability of the rental property.


You may cancel your booking with us at any point prior to your arrival date. The cost of cancellation depends upon the how far in advance we receive your cancellation notification.

Detailed cancellation costs:

  • cancellation up to 43 days before your arrival date: 10% of the rental price, minimum of 50.00 Euros (to cover administration costs)
  • cancellation from 42 to 29 days before your arrival date: 50% of the rental price
  • cancellation from 28 to 2 days before your arrival date: 80% of the rental price
  • for any later cancellations or failure to take up the agreed services: the full rental price applies
  • However, if we can rent the corresponding rental item after your cancellations for part or whole of the rental period, the cancellation costs for that time are annulled. Should it be possible to rent the item for the whole period, originally agreed upon, you are only subject to the differenz between the cancellation costs and the effective rental price, plus an administration fee of 50 Euros.

We recommend you take out a travel insurance that covers cancellations.

Your duties while you rent our holiday homes

We request that our guests treat rental homes, their inventory and communal grounds and equipment with care and keep them clean. We also ask you to be considerate of any neighbours. Communal equipment (bikes, table tennis, boccia, barbeque, washing machine, sun loungers etc) are for use by all guests residing on the same complex. They should be used in agreement with all guests.

During your stay you are responsible for cleaning your vacation home and communal grounds.

The rental property may only be occupied by the agreed number of guests. Before your arrival please let us know of any additional guests, if this is not possible please let our care taker know on arrival. Additional guests will then be charged separately.

Cleaning of kitchen equipment, cutlery and plates is your responsibility and not included in the end-of-stay housekeeping. Our housekeeper can do this for you at an additional cost, this will be deducted from your deposit.

Please inform our housekeeper immediately of any damage to the property or its inventory caused by you or anyone staying with you. You are liable for any damages caused during your rental period. The corresponding costs will be deducted from your deposit.

We urge you to inform our caretaker immediately of any issues that arise. He will try to find a solution as soon as possible. You can always contact us directly. Our telephone number is included in the documentation we send you.


We are responsible to diligently maintain the rental objects, for the correctness of the services as specified and their orderly execution.

We cannot be held liable for material, personal or property losses for which we have no direct responsibility.
